How to Rent a Condo in Singapore Without the Stress

Why most tenants miss out on good units — and how to stay ahead

Finding a rental in Singapore's private property market can feel like a race you didn't know you'd entered. A unit goes up on PropertyGuru at 9am, and by lunchtime it's gone. If you've been through this cycle more than once, you're not alone — and it's not just bad luck.

Here's what experienced tenants know that first-timers often don't.


Start earlier than you think

Most tenants begin their search 1–2 months before their intended move-in date. The reality is, the best units — fairly priced, well-maintained, in good locations — are often taken before they even hit the major portals. Landlords and agents frequently show units to their existing network first. If you're only searching on apps, you're already second in line.

The smart move: register your interest with a trusted rental specialist at least 2–3 months ahead. Share your preferred area, unit size, and budget. When something matching your criteria becomes available, you get the call before the listing goes live.


Know what you're actually paying for

Singapore rental prices vary wildly even within the same development. Two identical 2-bedroom units in the same condo can differ by $500–$800/month depending on floor level, furnishing quality, renovation age, and how motivated the landlord is. Don't anchor purely on the asking price — understand what's included (furniture, appliances, maintenance fees) and what you might need to add.

A good agent will give you a transparent breakdown and, if needed, negotiate on your behalf at no cost to you as a tenant.


Read the Tenancy Agreement carefully

The TA is a legally binding contract. Key clauses to watch:

  • Diplomatic Clause — allows early termination if you're relocated overseas (usually activatable after 12 months)

  • Repainting and reinstatement — who's responsible for restoring the unit at the end of tenancy?

  • Repair responsibilities — typically, items below $200-$250 fall on the tenant; above falls on the landlord

  • Subletting — is it allowed? Permitted with or without landlord consent?

Never sign without reading, and ask your agent to walk you through anything unclear.


Work with someone who knows the landlord

When your agent also manages the landlord's portfolio, it creates a smoother experience for everyone. Maintenance requests get resolved faster. Lease renewals are handled without the awkward negotiation dance. The landlord-tenant relationship becomes professional, not adversarial.
